Building on past successes in San Diego and San Jose, DPR recently added a third successful project to its portfolio for client SAS Institute with the completion of a 25,000-sq.-ft., Class A office build-out in Dallas. The project was completed prior to tenant move-in despite added work scope and an abbreviated schedule, but that is just what this client has come to expect from DPR given the team’s commitment and the company’s track record.

DPR was awarded the Dallas project following completion of a similar corporate center buildout for SAS in San Diego in January 2003 and an office buildout for SAS in San Jose in October 2002. The Dallas project included a complete 25,000-sq.-ft. finishout on the 13th floor of a high-end office building that SAS Institute will use as a regional office. Designed by Gensler, which also was the architect for the San Jose and San Diego projects, the most recent buildout includes 58 hard wall offices, two conference rooms, a break room, an executive briefing room, a training room and a lobby. DPR also contracted and coordinated the installation of security, data/telecom and audio visual systems.

In addition to DPR’s individual contract with building tenant SAS Institute, the building’s owner contracted with DPR to finish out the surrounding public spaces, and the two projects were coordinated to complete at the same time.

While the project team knew from the outset that the short schedule would be a primary challenge, that was made even more difficult when the client added approximately $45,000 in custom made maple and granite furnishings to the scope about halfway through the job. Although SAS was willing to let the schedule slide to accommodate the additional work, the DPR team “took it as a personal challenge” to complete the project before client move-in, according to Project Manager Ken Clausen. In addition, DPR was proactive in its coordination of delivery of the extensive quantity of doors, frames and hardware needed for the large number of individual offices to keep the project moving, using a dedicated truck shipment to ensure the schedule stayed on track. The team successfully achieved that goal, meeting the original October 16 completion date to enable the owner to move in by its target date of November 12.
