Located in the heart of Cherry Creek North and directly adjacent to one of the busiest intersections in the city, 1st Avenue and Steele Street, 100 St. Paul required extensive logistical coordination within a high-traffic area with zero lot lines.
The Project
100 St. Paul includes an eight-story Class A+ office tower and three levels of below-grade parking. In total, the tower brings approximately 315,727-sq.-ft. of much-needed space to the neighborhood, including 149,000-sq.-ft. of for-rent Class A+ office space and 14,000-sq.-ft. of retail space. The building also features a 9,000-sq.-ft. outdoor amenity deck at Level 2. The predominant glass façade incorporates numerous architectural features including a small radius glass element and roof plaza areas. 100 St. Paul is certified LEED Gold.
Facts
- The building's main structural system is a composite steel frame that incorporates a system of steel-braced frames for lateral support of the superstructure.
- The structure was framed so that the rotunda and the offices/balconies at the northeast and northwest corners of the building are free of view-impeding columns.
- High-efficiency windows with low-energy glass helped the building achieve LEED Gold certification.
