DPR was selected for a tenant improvement project for an advanced technology customer who needed additional office space. The fit-out was a complete renovation of the eighth floor in a 12-story occupied building.
Details
The scope of work included demolition of the existing space inclusive of the removal of existing air handling units, electrical panels, and transformer.
The theme for the office space was based on the ironworks, shoemaking, and ice harvesting industries of Saugus, Massachusetts. One of the focal points of the project is a wall with shoe molds attached to it as an installation piece in addition to the ironwork elements, leather features, and acrylic paneling that act as an illusion of ice.
Saving
Attention to the schedule was a key factor for the owner. DPR held multiple coordination meetings with trade partners to optimize workflow and have a collective understanding of where the schedule needed to be accelerated. DPR utilized weekly pull planning sessions with trade partners to ensure that all dates were met and were able to achieve every milestone. As cost was also a key factor in the success of the project, DPR worked closely with the owner and trade partners throughout the whole construction process.
Value Engineering (VE) items were tracked and discussed throughout the design phase and DPR worked with the owner and the architect, SmithGroup, for the best options to pursue. By going through this process, the team was able to save the owner approximately six-percent off of the initial budget. The open and collaborative communication throughout the project, helped the team to bring this project to a close on time and under budget allowing the owner to move into their space by their anticipated move-in date.
