The DPR team completed the fit-out of a new research and development laboratory and office space for a confidential biotech company at their new location in the Boston suburbs. DPR was engaged by the client to commence demolition and provide preconstruction services while the design for the fit-out was still in progress. Early involvement in the preconstruction process during design allowed the team to align on execution processes and procedures, provide quick budget feedback as the design progressed, and provide real time constructability feedback. This allowed the project team to hit the ground running prior to the design even being completed.

Details
Due to construction additions over time in the space and the lack of complete as-builts, DPR laser scanned the existing structure during the MEP/FP coordination process. The laser scan revealed areas where the existing concrete structure would not facilitate the specified duct runs while maintaining the architectural aesthetic. Early identification of this issue in the model allowed DPR and our trade partners to work with the design team to find a collaborative solution that met the HVAC design intent while maintaining the desired aesthetic
At project inception, it had a very fast track schedule tied to the client's upcoming lease expiration at another facility. Schedule pressure on the client side grew during the course of the project due to the client’s positive traction on its product pipeline. In order to ensure the clients delivery needs were met the project worked a two shift, seven day per week schedule with targeted critical path trades. The nearly 60,000-sq.-ft. space was completed on this very aggressive schedule and despite the timeline and the onset of the pandemic and the team did not lose a single day in the schedule. DPR’s self-perform work aided in the success of this project with select demo work, general cleaning, safety, roof blocking, and drywall work.

Success
This new lab facility will provide the Technical Operations group much needed additional space to work on translating research to technical process development that enables them to scale up products from trail dosing to commercial manufacturing. This group is currently working on critical treatments against respiratory infections and infections transmitted from mother to baby.
