A modern, high quality office overlooking Lake Zürich

DPR completed the office fit-out of the third floor of an existing office building in Seefeld. The office features a mix of open office areas, large and small meeting rooms, space for individual work, a café and kitchen, and customer experience room for demonstrating the customer’s services.

Limited material transport and storage efficient planning and logistics

With just two parking spaces of storage space outside the project site, the team made efficient use of the space available. Material deliveries were planned using an online booking system in conjunction with the schedule. After materials were unloaded installation would proceed shortly thereafter. Some materials were kept on the jobsite, but, in places where they were out of the way of the teams performing installations.

Getting materials into the building was also a challenge. Not only was the goods lift narrow, but DPR also did not have exclusive access to the lift; another office was being fit-out at the same time. We planned some deliveries for when we could reserve the lift and maintained frequent communication with the other project’s construction manager. Other deliveries, especially for large materials, were brought up three floors via a spiral staircase with high-end finishes. Protective coverings were placed on the staircase to protect from potential damage.

Communication with the tenants and landlord in an active office building

This project was located on the third floor, between two existing tenants. Part of the fit-out required drilling into the concrete floor and ceilings, which creates significant noise. To avoid causing a nuisance to the tenants, DPR maintained frequent communication with both the landlord and tenants to find hours that were suitable to work. Each week, we provided an overview with what activities would be happening in the coming two-to-three weeks so that there were no surprises. Occasionally tenants had meetings outside normal hours which DPR accommodated.
