DPR Construction Boston Office Tenant Improvement | Waltham, MA
DPR Construction relocated to the City of Waltham in order to expand its operations to meet the demand growth in the market. The new space located in Bay Colony overlooking the Cambridge reservoir, transformed an existing traditional office space into a fresh and modern work environment. The new space, which is targeting WELL certification, brings light into every room with the expansive windows lining the long arching space that expands across half of the first floor of the building.

Facility
The transformative tenant improvement encompasses an open office concept with a variety of large conference to small huddle rooms each with a full height, glass office front. Other features within the space include an employee kitchen, café, and a spacious social gathering area featuring the wine bar. The largest conference room, used for trainings and meetings includes an operable partition extending along one side of the room allowing for additional flex space when hosting events. The kitchen space required MEP coordination for all the appliances, underslab plumbing requirements, and the customized light fixtures overhead.
Having an outdoor space in which both work and fun activities could take place was an important element for the new office space. To highlight the views and provide some shading, a new significantly expanded patio space and pergola structure were installed flanking the center of the outdoor space. To get outside, an operable glass partition expands the width of the entry, leading out to the expanded outdoor setting.
All construction activities took place while the building remained occupied, requiring careful coordination with building facilities to plan for off-hours access and shutdowns, along with scheduling deliveries with limited loading dock access. One of the challenges the field team worked through was the delivery of the pergola materials, which needed to be picked by a crane to a specific area of the site, which was inaccessible to vehicles. From there, each individual wood beam and column was set in place by a smaller spider crane, allowing for the install to be non-invasive or cumbersome to the rest of the project.

Work
To execute work on the space, several scopes of work were completed by our self-perform crew including the drywall scope, installation of the FALK BUILT system, doors/frames/hardware, and finish carpentry. SPW also completed the concrete floor infills and foundations for the exterior pergolas. For efficiencies in executing the drywall scope, DPR’s Field Technology Group (FTG) used Dusty Robot to lay out the lines for the new walls in the space. They also assisted with laser scanning the existing space and processing/best fit the scan to the drawings.
