Edwards Lifesciences Campus Expansion, Ph. 3
Edwards Lifesciences Campus Expansion, Ph. 3 | Irvine, California
Adding on to Phase 1's Dream Big Center (Pods 1-5), Phase 3 included the core-and-shell construction of Pods 6 and 7. The 160,000-sq.-ft. building was built to house a four-story office, two-story lab, and 250-seat auditorium. Site work included an herb garden and outdoor kitchen/BBQ area with a PV solar trellis canopy. The building also features a roof deck and solar shade structure, matching those constructed on Phase 1.

Project
Phase 3 was in many ways a duplication of DPR's efforts on Phase 1, yet with accelerated results from leveraging our preconstruction, project, and self-perform teams' prior knowledge and lessons learned. The same exterior materials were used, for instance, inlcuding precast ACM panels and curtain wall. However, having refined the installation sequence with our trade partners, productivity rates were much higher. Like the Pods preceding them, Pods 6 and 7 add sustainable features and ample gathering space for employees, all tying into the existing expansion via elevated pedestrian bridges, creating a continuous path of travel across campus.
Challenge
Early Turnover of Outdoor Amenity Space
In order to accomodate the owner's Independence Day barbeque event for their employees, DPR targeted a July 4th turnover date (three months earlier than planned) for the outdoor amenity space.

Solution
Can-Do Attitude, Close Coordination
Focusing on this accelerated scope in the middle of the site, the team had to work around major disruptions to site logistics. In order to add site paving, landscaping, and envelope for the outdoor trellis, team members went to great lengths to work with trades and re-sequence critical-path activities. Ultimately, the team turned over the space in time for the event, which was a huge success.
