Located in the West End district of Dallas, the Factory Six03 project involved the renovation of a historical building into boutique office spaces, as well as future restaurant spaces. The project scope included 232,000-sq.-ft. of Class-AA office space, the creation of a one-level, below-grade parking garage, and the addition of new amenity levels to both tower structures. Site logistics were very constrained. Existing site conditions included structural elements dating back to the beginning of the 20th century.
Prior to construction, the project team spent hours walking the site with subcontractors and assessing the logistics of this unique and technically challenging project. After reviewing the drawings and evaluating constructability options, the team presented several value engineering opportunities, including selecting maple flooring for durability and providing a structural steel scheme in lieu of support beams. DPR self-performed the concrete scope of the project.
