The 140,000-sq.-ft., 17-story, 214-key new HGI 17th Street and Lavaca Hotel is located in downtown Austin, near The University of Texas campus. This negotiated design-build project includes a rooftop amenity deck, but no onsite parking spaces; instead off-site valet parking. The project includes a restaurant and outdoor seating on the ground floor as well as 1,900-sq.-ft. bar/dining area. Level 2 includes 1,300-sq.-ft. kitchen, 1,600-sq.-ft. multi-purpose dining area with 400-sq.ft. for overflow.

DPR Construction was tasked with building a full-service hotel on an approximately 8,000-sq.-ft. floor plate with no below-grade back-of-house space. After being provided an early schematic layout of the floor plans, the design-build team ultimately added a small mezzanine for the support equipment and revised the typical guest room and core layout removing one level of the building while still maintaining the same number of keys.
The design-build team made the most cost-effective decisions for every design element without sacrificing quality and the guest experience. The decisions were a collaborative effort between the owner, design team and DPR. To increase efficiency, quality, safety, and schedule, the project utilized a pre-fabricated exterior skin solution with trade design-assist support. DPR also provided critical self-perform work support during the design phase with the help of DPR’s Concrete, Interiors, Division 7, and Electrical divisions. The project is targeting an Austin Energy Green Building 2-Star rating.
