DPR was awarded this two-story, core and shell medical office building for Kaiser Permanente in Carmel Valley. This project entailed approximately 41,000-sq.-ft. of interior improvements and 9,000-sq.-ft. of warm shell space for future growth.
Project Scope
The interior improvements offer space for 20 healthcare providers, including 10 primary care, two pediatrics, six OB/GYNs, and two rotating medical specialty physicians. The facility is designed to accommodate:
- 39 exam rooms
- Two procedure rooms
- Small pharmacy
- Small laboratory with four blood draw stations and testing
- Radiology department (one CR general radiology, one mammography, and one DEXA bone scan)
- Nurse Clinic with an injection station and observation room
- Nonstress testing room
- Women's lactation clinic
- Three conference rooms
- Ancillary areas (facilities, KPIT, materials management, toilet rooms, EVS rooms, administration offices, and staff amenities)
The site was surrounded on three sides by protected wetland areas which indicated the soil may not drain properly. To overcome this challenge, DPR set up the project grading contract to include unit rates for the export of wet and saturated soils to limit downstream cost exposure.
The project required an all-union workforce in an open shop town, which provided staffing challenges. Because of this, DPR solicited bids from Los Angeles, Orange, and Riverside County subcontractors in addition to contractors in San Diego County. The DPR project manager visited the shops and offices of each new subcontractor to establish a face-to-face relationship to fully understand their operations and integration with the team.
