Located on a 55-acre site within Orlando’s Lake Nona Sports & Performance District, the Lakehouse boasts 350,000-sq.-ft. of training and classroom space, 800 guest rooms and 15,000-sq.-ft. of amenity space, including fitness and outdoor recreation areas. The environmentally friendly, LEED Silver certified facility also features a heritage center which highlights KPMG’s rich history and culture as the fastest growing Big Four professional services firms in the U.S.

Teamwork and Prefabrication
At the earliest stage of the project, DPR participated in a high-performing team building session with KPMG and Gensler. Together they created a mission to make this a project where everyone — from trade partners to design and construction team members — wanted to come to work.
DPR used prefabrication for key portions of work, including SurePods factory-built bathrooms, the exterior curtain wall system, as well as many mechanical, electrical and plumbing components. Almost 10% of total construction volume was self-performed by DPR with its own crews. This combination off-site prefabrication and self-perform work resulted in improved quality, schedule and project safety.

Delivering the largest capital project that KPMG had ever undertaken was no small challenge. The project’s sheer size, combined with a 24-month construction schedule, demanded a deep range of expertise to optimize value, schedule and delivery of this state-of-the-art facility.

Delivering the largest capital project that KPMG had ever undertaken was no small challenge. The project’s sheer size, combined with a 24-month construction schedule, demanded a deep range of expertise to optimize value, schedule and delivery of this state-of-the-art facility.

The
Solutions
By prefabricating the bathrooms, the exterior curtain wall system, and many mechanical, electrical and plumbing components, DPR decreased the number of on-site craft workers needed and effectively shifted fabrication to a controlled off-site environment.

The project team engaged SurePods early to prefabricate and deliver 800 fully finished bathrooms to the jobsite. The ability to control fabrication, just-in-time delivery to the jobsite and the installation schedule were major benefits. In addition to shaving weeks off the schedule, the factory-built bathrooms resulted in predictable results with pre-punch completed in the factory prior to setting and delivering.

The unitized curtainwall system was delivered to the project ready to rig set. All 2,600 units were picked directly from the truck and set in place, allowing the project to get “dried-in” within six months. Many of the building’s mechanical, electrical and plumbing components were also prefabricated.
Real-time, in-the-field innovations by DPR’s self-perform team was another key solution that benefitted project quality and improved onsite safety. In just one example, the in-house drywall team used their expertise to find alternate UL assembly to save needed space within the building shafts.

The design and construction team also delivered numerous energy-efficient solutions to the environmentally friendly, LEED Silver certified facility, which is estimated to use 28% less energy than similar facilities of its size thanks to the optimization of mechanical systems and integrated technologies. Powered by 100% renewable energy, the green features include natural daylighting illuminating 90% of interior spaces; and low-flow plumbing fixtures to reduce water consumption by 30% across the property.

By working as part of a cohesive, high-performing team and employing solutions from prefabrication and laser scanning to self-perform work, DPR successfully delivered KPMG’s largest project ever a full two months ahead of schedule in late 2019.
