LifeBridge Health Foundry Row Ambulatory Care Center | Owings Mills, Maryland
This multi-phase, multi-stakeholder project involved the fit-out of a multi-functional ambulatory care facility with eight tenants in an existing medical office building. The tenants include primary care physicians, pediatrics, orthopedics, radiology, sports medicine, physical therapy, blood lab, and multi-purpose specialty suites, all of whom required different needs and specifications for their spaces.

Details
The fit-out occurred on the second and third floors of a new three-story core and shell building and was completed in three phases:
- The first phase was comprised of the build-out of the primary care suite and the pediatrics suite, both located on the 2nd floor.
- The second phase was for the Ruben Institute for Advanced Orthopedics (RIAO), Sports Medicine/Brain & Spine Institute (Sports Medicine) and Physio Physical Therapy (Physio). RIAO consisted of 10 exam rooms, a cast room, a radiology area with two x-ray rooms, physicians’ offices, shared provider office and administrative space. Sports Medicine consisted of eight exam rooms, physicians’ offices and administrative space. Physio consisted of a large gym, two treatment rooms, occupational therapy work area, laundry and administrative space. These spaces were located on the 3rd floor and were constructed while phase one was occupied.
- The third phase included the Sessions Suite and the United West Lab, and was located on the second floor. Sessions consisted of five exam rooms, a lab and administrative space. The UW Lab consisted of a blood draw room and lab work area. Construction for this phase started when the second phase was nearly halfway underway, and was completed concurrently with phase two.
