Tenant improvement to showcase the client's product
LP Building Solutions Headquarters | Nashville, TN
First-generation tenant improvement in Nashville's bustling Midtown neighborhood. The 60,000-sq.-ft. headquarters was designed and built as a showcase for LP Building Solutions' products.
Scope
First-generation tenant improvement in Nashville's bustling Midtown area that houses LP Building Solutions' corporate headquarters. The space includes open and private offices, multi-purpose rooms and other support spaces. To achieve LP's vision, DPR focused on providing options to reduce cost while maintaining design intent. Featuring soaring 18-foot ceilings, our team utilized extensive model coordination for the overhead spaces. We also used virtual reality during preconstruction to minimize change orders in the field. The design required our team to demo a portion of the concrete deck to install a monumental staircase. LP's building products were also featured throughout the space as wall finishes and architectural features.
DPR self perform drywall team prefabricated drywall shapes for the perimeter soffits and openings for demountable partitions off-site using our PanelMax Grabber. Prefabrication enabled our team to reduce the schedule while also creating a safer, higher-quality project by moving construction activities to a controlled, off-site environment.
Showcase
To provide a showcase for their products, DPR installed LP® SmartSide® Siding in their entry lobby and "treehouse" break area. This ensures that every visitor has an opportunity to experience their products. Additionally, the wood flooring, monumental stair, wood beams and Fortina louvers have a natural wood finish as a nod to the wood product industry.
Virtual Design & Construction
Our project team led a virtual reality walk-through with the owner and design team during preconstruction. After this VR session, the owner modified the layout and programming of employee break areas to improve functionality. It also ensured that our team better understood the design intent behind many of the key architectural features in the space, which reduced rework in the field and increased the quality of the completed space.
