Skysong 3 is the third of several projects for Plaza Companies’ 9.7-acre master-planned complex. The DPR team worked for 12 months on the expansion, which includes a four-story, 145,000-sq.-ft. core and shell office building and a four-level parking garage with 1,024 parking stalls, complete with removable panels to allow for future expansion. This space already demonstrates its success with 100% of the available space currently leased and occupied.
Project Scope
DPR self-performed all interior drywall and framing, along with doors/frames/hardware installation. Most impressive, however, were the prefabricated exterior panels; DPR developed a complete virtual building model to vet and work through constructability concerns, visualize the installation sequence, and allow the team to order the exact amount of materials required. The latter contributed to overall time savings in shell construction with a six-man team, completing seven-building elevations in just over six weeks.
All prefabrication work was done on-site, minimizing material transportation throughout its lifecycle. The carefully sequenced construction of these panels also eliminated the need for scaffolding and chop saws, which saved the project thousands of dollars in addition to the cost savings associated with any rework that may have been needed using less thorough construction methods.
