The Center for Advanced Healthcare at Brownwood and The Brownwood Hotel & Spa | The Villages, Florida
This unique project combines a 285,000-sq.-ft., five-story ambulatory health care center, the Brownwood Center for Advanced Healthcare (CAHB) connected to a 150-room hotel, the Brownwood Hotel & Spa, comprised of 215,000-sq.-ft. including 50,000-sq.-ft. of exterior programmed space. The CAHB and hotel are operated by The Villages Health and other independent physician groups and serves The Villages residents and employees, their guests, and the surrounding communities.

The state-of-the-art, bed-less medical facility was built with the purpose of providing comprehensive specialty services as a one-stop-shop for Ambulatory Surgery, Audiology, Cardiology, Dermatology, Endocrinology, Gastroenterology, General Surgery, Gynecology, Hyperbaric Oxygen Therapy, Laboratories, Neurology, Occupational Therapy, Radiation Oncology with LINAC, Medical Oncology, Ophthalmology, Orthopedics, Pain Management, Podiatry, Pulmonary, Pharmacy, Physical Therapy, Rheumatology, Radiology, Speech Therapy, and Urology while fitting in to the area’s signature Brownwood look.
Notable equipment requiring tremendous amounts of coordination that were installed in the CAHB include the nation’s 2 largest Hyperbaric Oxygen Therapy Chambers and supporting equipment, a Linear Accelerator, a patient lift system and a wide range of imaging equipment (HDR, C.T. Simulator, MRI, C.T., P.E.T./C.T., Ultrasound, X-ray, Nuclear Medicine, Fluoroscopy, Densitometer).
The seven-story Brownwood Hotel and Spa includes a 10,000-sq.-ft. conference center, the Wolfgang Puck full-service restaurant hosting 3,400-sq.-ft. of indoor dining space and an additional 1,700-sq.-ft. of outdoor dining, a pool, coffee shop and luxury spa that contains 10 private treatment rooms as well as manicure/pedicure services.
The hotel was constructed of Post-tensioned concrete slabs and prefabricated exterior wall panels and wrapped in a façade of alternating EIFS and brick and topped with aged bronze-finished metal roof to match the aesthetics of Brownwood Paddock Square. Other noteworthy exterior features include a 5,000-sq.-ft. exterior courtyard with an open assembly area constructed of Western Red Cedar column wraps, beams, trusses and ceiling beneath the same bronze-finished metal roofing, providing a picturesque connection point between the hotel and the healthcare facility. High-end finishes grace the interior of the hotel, including stone tile with carpet inlay through the prefunction & conference space, pecky cypress tongue-and-groove ceilings, and hair-on-hide and fabric-wrapped wall panels, culminating in an 8,500-sq.-ft. ballroom with wood wainscoting, wallcoverings, and over 10,000 decorative nailheads. The aesthetic theme continues in the guestrooms, which include luxury-vinyl plank flooring, a snake-skin-esque wallcovering, and exposed concrete ceilings highlighting the formwork from the post-tensioned slabs.
Challenges
A unique challenge of the project came about due to extensive delays in the procurement of the material for the courtyard canopy structure. The Western Red Cedar was delivered several months late, and required extensive planning sessions and sequencing of carpentry, steel, roofing, and electrical efforts to get the entire structure complete in time for the owner’s ribbon-cutting ceremony. Due to the tireless efforts of the entire team, this work was completed in three weeks, a full week ahead of the owner’s event.
The CAHB is comprised of the practices for more than 25 wonderful clinical specialists. While each space was completed under one contract, each tenant presented their own unique challenges and needs. DPR took great care in seeing that the needs of each individual tenant were identified, planned for and met. DPR’s Quality Control efforts saw the resolution to 6,031 issues through the BIM 360 Field software.
Prefabrication
DPR utilized its ability to self-perform the concrete, drywall, specialties and doors frames and hardware scopes to its advantage. The DPR concrete team installed more than 12,000 CY of concrete, 700 CY in the walls and ceiling of the LINAC Vault, alone. The ease of communication, professionalism and the One DPR mindset was a great benefit to the abundant tasks taken on by DPR Drywall. DPR Specialties provided and installed all Division 10 accessories for this project and our ability to communicate and identify the need for backing and blocking proved successful and saved a tremendous amount of rework. DPR self-performed the installation of over 1000 doors, frames and hardware. Additionally, we procured and installed all acoustical ceilings in the building and specialty wood-look PVC plank ceilings in both the interior lobby and exterior awnings. Many of the medical equipment rooms required lead shielding lined drywall incorporation.
DPR self-performed all exterior/interior framing and drywall on the Hotel & Spa. For the exterior we utilized prefabricated exterior wall panels provided by Digital Building Components and prefabricated light gauge steel trusses provided by Angle Truss. In addition to the typical drywall scope, DPR Self-Perform also procured and installed:
- Acoustical fabric panels throughout the lobby and prefunction spaces.
- Pecky cypress tongue and groove ceilings and column/beam cladding around the exterior covered walkways and seating areas.
- Western red cedar prefabricated trusses and cladding material to construct a covered walkway - a major feature of the building!
