Third + Shoal office building is located in the center of Austin’s “New Downtown” district. Surrounded by restaurants, entertainment, and residences, this 29-story, 392,700-sq.-ft. Class AA office building brings everything you love about Austin to your front door. The project includes 16 levels of office space, with 12 levels of double helix parking garage, and amenity levels offering a high-end lobby, bike storage, locker rooms, fitness area and conference rooms.
Early Engagement
The 30-story Third+Shoal project in Austin, TX marks the first time in company history that DPR self-performed all formwork and concrete work on a vertical high-rise structure. DPR worked with the structural engineer early on to redesign the structure around a modified formwork system which allowed the concrete work to be installed faster, shaving $2 million from the budget and approximately two months from the schedule.
The structural details, however, were complicated, with everything on the 25,000-sq.-ft. floor plate having to be built at a varying degree of slope or even cross slope. This provided DPR’s crews an opportunity to showcase the quality that they can achieve with complex structures.
Approximately 55 DPR craftspeople self-performed the concrete formwork and installation of 35,000 cubic yards of concrete on the project, in addition to waterproofing and specialty construction product work.
To help successfully deliver the self-perform formwork on the Third+Shoal project, DPR tapped the expertise and knowledge base of vConstruct, which specializes in providing virtual design and construction services, on the latest BIM platforms.
