The Trackside/Pattillo Office Building and Parking Deck is a new, ground-up, four-story 59,100-sq.-ft. and two-story 19,000-sq.-ft. core and shell office building with a two-level parking deck. The four-story office building is a cast-in-place concrete structure with masonry and curtainwall/storefront skin and interior core finishes and the 2-story structure is a steel building. The parking deck is a structural precast and designed to have the 3rd level if the future tenant in building 200 requires more parking. DPR was also awarded the interior buildouts which completed in the same time frame as the base building.
Project Scope
Individual scopes of work include Earthwork, aggregate piers, utilities, hardscaping, striping, landscaping & irrigation, shallow foundations, formwork, reinforcing steel, post-tension cables, ready-mix concrete, concrete finishing, Lightweight Stonechat Panels, masonry, stone, architectural precast, structural precast (deck), structural and miscellaneous steel, interior millwork, waterproofing, TPO roofing, pedestal roof-deck pavers, doors/frames/hardware, curtainwall and storefront, drywall/metal studs, ceramic tile, acoustical ceilings, resilient flooring/carpet, painting, specialties, canopies, trellises, elevators, fire sprinkler, plumbing, HVAC and electrical. DPR self-performed concrete, drywall, doors/frames/hardware, and specialties on this project.
Challenges and Solutions: DPR saved the owner $300,000 by working with DeKalb County and the project schedule to eliminate the need for a DeKalb/EPA mandated sanitary sewer retention system. The project team worked closely with the FAA and the Peachtree-DeKalb Airport for months in order to use cranes on the project since the project site is located 2,000-ft. off the end of their main runway. Despite several scheduling challenges involving the AHJ’s and the design team, and having 35 claimed rain days, the project team was able to move the two tenants in by the contractual dates.
The project had more than 20% Disadvantaged Business Enterprise (DBE) from the Marta DBE list and had over 30% overall DBE participation from the City of Atlanta list.
