This project consisted of a multi-phased renovation of approximately 36,500-sq.-ft. of existing space at WeWork’s “South of Fifth” Miami Beach location. The first phases of the work included a full interior refresh of fully occupied common areas and offices throughout, as well as the addition of new Conference Rooms and a Mothers Room. This work featured demo of existing finishes and installation of new lighting, millwork, tile and stone, acoustical finishes and painting throughout the space.

The next phase of the work featured the build-out of approximately 6,500-sq.-ft. of vacant shell space in the “Annex” building to prepare as additional common work area. The project also included the replacement of the Cooling Tower that serves the main building along with the associated piping and pumps, structural steel support, and new roofing below. This replacement was executed successfully with minimal impact to occupants, maintaining the space fully conditioned throughout during business hours.

Finally, the project team worked with the staff and the City of Miami beach to complete a full exterior re-paint of the building, also with minimal impact to daily operations. DPR’s self-perform team completed several scopes of work on the project including interior demolition, framing and drywall, and installation of acoustical panels.
