This office tenant improvement is for an architectural firm in a seven-story building in Downtown Seattle near the waterfront. Since many of WRNS Studio’s clients ask them about LEED, WELL, and LBC, it was important to them to do a full evaluation and analysis of applying those systems to their space.

DPR helped WRNS evaluate LEED CI v4, LBC Petal Certification, and WELL v2. They chose to pursue LBC focusing on materials. DPR took the lead on documentation and ensured all materials met the LBC red list.

Because of sustainability goals, the project team had to reassess HVAC to be more efficient with existing core equipment. Lighting was comprised of hi-end LED fixtures that were LBC red list compliant. DPR managed the process by taking credits WRNS wanted to pursue and providing ROM cost for their evaluation. DPR worked with the MEP subcontractors to do energy modeling to evaluate every pursuable credit in all three rating systems for both feasibility and cost.
